Draft Subdivision Regulations
The Planning Commission for the Town and Village of Waterbury has developed draft Subdivision Regulations and associated amendments to our existing Zoning Regulations. The draft was created with the assistance of Front Porch Community Planning and Design utilizing a Municipal Planning Grant from the State of Vermont, Dept. of Economic Development, Housing and Community Affairs. The Planning Commission has incorporated many of the comments it has received so far into this draft (see link to the draft below). We welcome additional comments.
The Planning Commission has scheduled a Public Hearing on this draft on Wednesday, June 16, 2010, at 7:00 p.m. at the Thatcher Brook Primary School cafeteria (see link to the Notice below).
The purpose of the draft Subdivision Regulations as stated in the draft is as follows:
“These subdivision regulations, as adopted under 24 V.S.A. §4418 and Section 103 of this bylaw, are intended to conform to and implement the Waterbury Municipal Plan, protect and provide for the health, safety, and general welfare of the Town and Village of Waterbury, and to guide the future growth and orderly development of the Town and Village. Subdivision review and approval by the Planning Commission [Development Review Board] ensures that lots created after the effective date of these regulations meet applicable zoning district requirements and are suited for their intended uses, and that the subdivision of land occurs in a manner that appropriately respects the rights of property owners and interests of the community, does not result in undue adverse impacts to neighboring properties and uses, to significant natural, cultural and scenic resources, or to the capacity of existing and planned public facilities and services.”
